Last week at our sales meeting, we had two guests with a "NEW WAY TO MARKET YOUR LISTINGS." oH SURE, I said to myself, this ought to be good, seen it - done it, spent my budget on (you know this right?) So the guys started explaining what they had begun doing and how it would increase leads, traffic, etc. I was shocked, I was impressed.
Here is the new techno marketing tool. A small sign goes up by your For Sale sign. It says "Text me to learn more about this home" It has the text number and the house's ID number. The potential buyer can text the information and within minutes, the info and photos are texted back to the phone. It tells the price, bedrooms/baths, etc along with your contact information. It is genius. Now, here is the real awesome part of the deal. Everytime someone texts in - the phone number is recorded. You go to their website, you log-in and the numbers show up. Now, I can text them back and ask for a showing or what exactly they are looking for. I am very excited about this and will give you updates to see if I capture any new leads and sales.
The price is roughly $9. a month per house, $7. for the sign (which you reuse over and over) and I think 25 cents a lead. No more flyers, no more wasted paper!!!

Blogging, Flogging in Central Texas
This is a wonderful techno world that we live in. It is so exciting and amusing that we are now blogging as a way to drum up business and to get our presence seen. Who would of thunk it, especially when 2 years ago the postcard mailings were the thing to do. HAA!!
Now, I have never been a follower and have usually done my marketing against the norm...and will continue to do so. But when I see a Realtor in my area tout they have the most extensive marketing in Central Texas, Austin and surrounding areas, yada yada. I laugh when they aren't even utilizing these new search capabilities. I love being a part of the new sweeps and trends. Keep sharing your valuable tips with us all. It truly is the wave of the future (at least for the next 60 minutes).
